Berwick / Chapel Lakes, Savannah GA: Modern Living on the West Side

Just west of Savannah’s bustling core, the Berwick Boulevard corridor and the Chapel Lakesarea have rapidly transformed in the last 15 years. Lying between Pooler and Tybee Island, this area used to be largely rural farmland. Since the 2000s, developers have built family-friendly subdivisions packed with modern homes and amenities.

Neighborhood Character & History: The story of Berwick Boulevard starts in the early 2000s, when growth spread westward. Today you’ll find planned communities like Chapel Lakes, Windswept, Highgrove Place, and Windsor Forest (not to be confused with the neighborhood above). Streets are wide, and new sidewalks line streets connecting playgrounds, ponds, and amenities. Many homes here feature garage-forward designs, open floor plans, and brick facades. People chose Berwick-area neighborhoods for affordability and space; acreages and pools are common. Although it lacks the oak canopies of older Savannah, plenty of young trees, pocket parks, and even a few small lakes give the area a suburban charm.

Who’s Moving Here: Berwick/Chapel Lakes appeals primarily to value-oriented buyers. You’ll see lots of young families moving in for the good schools (Coastal Empire Montessori, Windsor Forest Elementary and High) and larger home sizes. First-time homebuyers and military personnel also find this area attractive. In recent years, retirees who want a quieter lifestyle but still year-round warmth have started to look here, too. The mix is mostly owner-occupants, but rental investors are watching the steady growth as well.

Housing and Market: Homes were mostly built between 2005 and 2020, with newer construction still popping up at the city’s edge. Typical houses are 3–5 bedrooms, 2–3 baths, on lots around 0.2–0.3 acres. Many include garages and fenced yards. Prices for a move-in-ready 4-bedroom home often range in the $300,000s to low $400,000s, though larger homes or those on premium lots can reach $500k+. Compared to older Savannah neighborhoods, prices here are still relatively affordable per square foot. The market has been busy as supply tries to catch up with demand – expect multiple offers on the most desirable homes.

Pros & Cons: The biggest advantage is value. You get more house for less money, with modern amenities, in neighborhoods that still feel new. There are community pools, parks, and homeowners associations that help maintain shared spaces. It’s also very family-friendly and generally safe, making it a solid long-term hold. On the downside, Berwick/Chapel Lakes is farther from downtown’s entertainment and has a car-dependent lifestyle. Traffic can be heavier during rush hours, and new homeowners often note a lack of mature shade trees. Because development is ongoing, you may see construction in nearby lots for some time.

Investor/Buyer Outlook: For buyers, this is a gateway to affordable homeownership in Savannah. If you have a growing family, you can stretch your budget here. For investors, the steady influx of residents (often relocating from more expensive areas) means rentals do well. Many investors are flipping homes for short-term profit or holding as rentals to meet the demand of teachers, healthcare workers, and base personnel.
