Hilton Head officially breaks ground on affordable housing project

HILTON HEAD ISLAND, S.C.(WTOC) - After nearly four years of planning and preparation, the Town of Hilton Head has officially broken ground on a transformative affordable housing project aimed at addressing the critical need for workforce housing on the island.

The development, called NorthPoint on Jarvis Creek, will be strategically located off Highway 278.

This community-focused project will feature 157 residential units and offer comprehensive amenities and programs designed to foster a thriving neighborhood for its residents.

The complex is purpose-built for the essential workers who keep Hilton Head Island running—including firefighters, teachers, nurses, and other professionals who currently work on the island.

Many of these individuals have faced significant commuting challenges, often traveling several hours each day to reach their jobs.

According to Alan Perry, Mayor of Hilton Head Island, this development addresses a fundamental economic necessity:

“Our economic stability really depends on having that proper workforce here. The incomes they earn are that missing middle, and that’s what we talk about with the housing aspect. How do we house that missing middle? It’s not meant for a place where they stay forever, but to grow and to flourish and to own a property of their own.”

The project reflects a broader vision of creating affordable pathways to homeownership for the middle-income workers who form the backbone of the community’s workforce.

Timeline and Safety Priorities

The project is expected to be completed by next year, bringing much-needed relief to the housing market relatively soon.

Beyond residential units, the town is prioritizing community safety by creating a protected pedestrian path between the complex and nearby schools, ensuring children don’t have to navigate the busy Highway 278. This development represents a significant step forward in Hilton Head’s commitment to sustainability, workforce stability, and community livability.
